The permitted and practical use of a property must match the business. Access, utilities, documents and the total financial commitment should be checked before negotiations.

Start with the intended business use

An office needs a workable layout, communications and convenient staff access. A shop needs visibility, footfall, frontage and loading access. A warehouse requires truck access, suitable doors, clear height, flooring and operating hours. Restaurants and clinics may depend on ventilation, water, electrical capacity and permission for the intended activity.
