A convenience retailer needs a visible entrance, the right customer flow, stockroom capacity and practical replenishment. A salon operates mainly by appointment and is more sensitive to water, drainage, ventilation, privacy and the route from parking or public transport. A pharmacy involves a separately licensed activity linked to a particular address. A showroom may place greater value on window frontage, lighting, display geometry and the ability to bring in large samples.
A label in an advertisement confirms none of these qualities. It is a reason to investigate, not evidence that the property is fit for use.
Before searching, prepare a one-page operating brief. Record the opening hours, how customers arrive, the expected number of simultaneous visitors, the delivery process, required stock, equipment and any work that cannot be performed next to customers.

You can then screen options in the commercial property catalogue and compare locations on the map. Before arranging a viewing, request a floor plan, cadastral number, video of the approach from the street, unloading rules and details of available capacity. “All utilities are available” is not a substitute for connection specifications or the permitted operating regime.
Heavy movement past the façade is of little value if people walk on the opposite side of the road, hurry to a transport interchange or cannot approach the entrance safely. Observe the site when the business is supposed to trade. Check a weekday and a weekend separately if their audiences differ.
Count people who resemble the target customer, not every passer-by. Record travel direction, public transport stops, crossings, parking manoeuvres, steps, ramps and sign visibility. For a salon, walk the route as a customer attending an evening appointment. For a pharmacy, assess the convenience of a short visit. For a showroom, check whether a driver using navigation can identify the address without relying on an unofficial landmark.
Gross area does not show how many square metres serve customers. On a copy of the plan, position the till, displays, workstations, waiting area, stockroom, staff room, sanitary areas and technical space. Draw two routes: one for customers and another for employees carrying stock or consumables. They should not continually conflict.
Use two calculations:

Measure the premises and compare the result with the cadastral plan. Pay particular attention to informally combined rooms, sealed openings, extensions, basements and mezzanines. A discrepancy cannot simply be treated as additional sales space. The owner must first establish that the configuration is lawful.
For a shop, simulate receipt of the largest normal delivery. In a salon, place equipment while allowing staff to work around each chair or treatment bed. In a pharmacy, separate the customer area from storage. In a showroom, trace the path of the largest expected sample from the delivery vehicle to its display position.
Looking at sockets is not an electrical-capacity test. Prepare an equipment schedule showing rated loads, simultaneous operation and backup-power requirements. Ask the owner to substantiate the allocated capacity and determine how much is already consumed by the building’s shared systems.
A salon inspection covers the actual water and drainage connection points, pressure during operating hours, hot water, ventilation and the ability to maintain wet areas without closing the entire premises. A shop must test lighting, the checkout zone, refrigeration or other specialist equipment, security and goods receipt. A showroom needs controllable lighting, visitor comfort and safe display fixings.
A pharmacy requires more than a domestic assessment of room temperature. Applicable rules and the product range determine storage conditions. Before paying, give the plan and property specifications to the professional preparing the licensing documents and request an assessment through the current government service.
Record technical findings in figures and documents: available capacity, responsibility boundaries, connection locations, shared-system operating hours, who pays for an upgrade and when it must be completed.
Ask the owner for a current cadastral passport and electronic extract. The Unified Portal provides services to verify the extract and cadastral passport and separately to check restrictions on a cadastral property. Compare the cadastral number, address, area, floor, layout and registered rights holder with the actual premises.
Law No. ZRU-803 includes lease and sublease rights among rights and restrictions subject to state registration. The Unified Portal also offers a separate service for registering real-estate lease agreements with the tax authorities: the landlord prepares the draft, the tenant confirms it and the registered agreement becomes available for download. Do not assume that these are the same procedure. Before signing, confirm the steps applicable to the particular property, agreement and term with the cadastral and tax authorities.
Verify the signatory’s authority. If the person offering the property is not the registered rights holder, request a power of attorney or an agreement expressly permitting subletting.
Pharmacies face an additional filter. The official licensing page states that operations must take place at the address recorded in the licence and that the applicant must hold the premises under a lawful property or lease right. An old sign or the fact that a pharmacy previously occupied the premises does not prove that a new operator may trade at that address. If a salon plans to provide licensed medical services, check medical-activity requirements separately: an ordinary beauty service and a medical procedure are not interchangeable.
Compare properties using the same intended opening date and operating period. The calculation includes more than rent: service charges, utilities, security, waste removal, deposit, agency commission, design, alterations, signage, capacity upgrades, equipment and rent payable while the premises generate no revenue.

Create a schedule for every option: access for measurement, design approval, start of work, utility connections, sign installation, licensing review, delivery of the completed premises and the first full rent payment. A rent-free period helps only when it corresponds to the realistic preparation schedule.
Separate base rent from variable charges in the agreement. Specify the payment currency and conversion mechanism, taxes, indexation, security deposit and refund conditions. Deal separately with the ownership of improvements and compensation if the landlord fails to complete promised work.
A practical inspection can follow this order:
Warning signs include refusal to provide a cadastral number, demands for an urgent non-refundable payment before documents are reviewed, material differences between the plan and reality, no evidence for engineering claims, and a promise to approve everything after the fit-out. In these circumstances, an advance payment turns the tenant’s technical uncertainty into a financial loss exposure.
